(info) built up area??

kalau tgk2 brochure rumah mesti terperasan perkataan built up area. ape kebenda tu BUILT UP AREA??. banyak kali juga bertanya, tapi jawapan yang diberi berbeza-beza. ada yang cakap asalkan lantai bersimen je dah kira sebagai built up area. ada yang bagitahu, lantai dibawah lindungan bumbung dikira sebagai built up. aiyoooo... banyak betul definisinya. haa...kalau ada sapa2 yang tahu, boleh sama2 share. mana tahu ada arkitek atau juru ukur nak bantu terangkan dengan lebih lanjut. 

tapi yang ni hasil dari gooooogle-an aku. jom cuba pahamkan sama-sama. tafsiran ni dikeluarkan pada 24th April 1985 (mak-ai nak sama umur aku dah).

INTERPRETATION OF SECTION 24(5) of
the Architects Act, 1967 (Revised 1973)
relating to the definitions of
"storeys of buildings"
and
"built-up areas of buildings"

1. For the guidance of all Registered Building Draughtsmen and Building Authorities, the Board has interpreted and clarified the two definitions affecting the restrictions on Registered Building Draughtsmen in the submission of plans :-

24(5)(i) "...buildings not exceeding two-storeys in height..." shall mean twostoreys from the ground level (whether on level or sloping ground) but may include only one of the following :-
                                 (a) a basement,
                                 (b) a semi-basement or
                                 (c) a mezzanine floor

24(5)(ii) "...buildings not exceeding  one storey in height..." shall mean one storey from the ground level (whether on level or sloping ground) but may include only one of the following :-
                                 (a) a basement,
                                 (b) a semi-basement or
                                 (c) a mezzanine floor

24(5)(i) "...providing that the total built-up area does not exceed 3,000 square feet..." shall mean the total of all covered and enclosed areas. This will exclude covered but open-sided areas such as terraces, carports,
balconies and verandahs provided that the total for such areas does not exceed 600 square feet. Open areas such as airwells and courtyards as well as applications in connection with "change of use" of existing buildings are also to be excluded.

24(5)(ii) "...providing that the total built-up area does not exceed 1,000 square feet..." shall mean the total of all covered and enclosed areas. This will exclude covered but open-sided areas such as terraces, carports,
balconies and verandahs provided that the total for such areas does not exceed 300 square feet. Open areas such as airwells and courtyards, as well as applications in connection with "change of use"of existing buildings are also to be excluded.



sekarang jom wat tutorial sama-sama. yg aku paham, kawasan kuning tu tak kira sebagai luas bangunan. cuba  tandakan yang bukan built up area untuk corner lot plak.





mcm blog hartanah plak dah blog TR nih. bukan apa sekadar berkongsi cerita. yang berminat nak tahu apa yang pernah dikongsikan boleh tgk -> rumah <- ni.

Dah namanya pun built up area, OKje rasa area yang kita 'bina' not sure agak aje ni.... kena refer orang yg pakar!

Ye...nampak simple, tapi tak sure jugakkan!
